Roof Replacement Process

Most homeowners haven’t had their roof replaced before hiring us, so we’re regularly asked what to expect during the process. We start by evaluating the entire situation – how old is the roof, what is the extent of the damage, and most importantly – what is the cause of the damage. We don’t want to just focus on what’s wrong with the roof right now, but what caused the problem in the first place. This often involves figuring out what the roof lacks – many homes in Central Connecticut suffer from ice damage. Finding the cause of the temperature irregularities that can cause an ice dam to form on your roof is essential in this situation, to avoid similar damage after the roof is repaired or replaced.

Once we’ve completed the thorough analysis, we’ll review everything with you in detail – what we’ve found and what your options are. Because of this, our crews work together as a well oiled machine, and we’re able to replace a roof in an average of one day. So what exactly should you expect on the day our crews arrive and get to work replacing your roof?

Reroof Process

Again, it’s important that we stress that each project is unique, so the roof replacement process outlined in this section may not be identical. It will give you a good overview of what to expect. First, we’ll prepare the job site. This involves laying down tarps, bringing in a dumpster, ladders, roof jacks, and whatever other equipment is needed for the replacement. We’ll also bring the appropriate number of “squares” to replace your roofing material. A square, in roofing, is a pallet of materials that covers 100 square feet of your roof.

For most homes, the roof is made of shingles. We will never put new shingles over top of the old shingles, but instead remove them first. This guarantees the proper installation of the new shingles. Next we’ll repair or replace any decking, lay down new underlayment (typically felt), install flashing, drip edges, and ensure the roof is sealed up properly.

Then we can install the new shingles. Finally, we’ll begin the cleanup process, ensuring there are no materials left behind in your yard, driveway, or elsewhere on your property. We’ll remove the tarps and dumpster, and perform a final inspection to make sure everything is to our high standards.

There are a number of reasons your homeowner’s insurance policy may cover the cost of an entire roof replacement. It varies between policies, but most insurance covers unexpected damage from weather events, fire, flooding, etc. So, if a storm caused a large tree branch to come down through your roof, your policy is likely to cover the replacement. Roofs that are simply old and ready to be replaced after decades of service are typically not covered, due to depreceation, but there are some scenarios in which insurance may still help.

Your policy won’t cover the entire cost of the replacement of your roof, in most cases. There is typically a deductible you’ll need to pay, and insurance will cover the rest. In some instances, your policy may also have specific things excluded, like hail or wind damage. Many insurance policies also won’t cover the cost of a “depreceated roof,” which is typically a roof over twenty years old. Filing a claim for your roof replacement can be rather frustrating. You’ve got to deal with an insurance adjuster, provide documentation (including pictures!) and fill out a ton of paper work. If you forget to “dot an i” or “cross a t” your claim can be delayed or even rejected. We deal with this process on a regular basis, and have it down to a streamlined science – so don’t sweat it. We’ll be there every step of the way.

One of the biggest mistakes you can make is waiting to call a roofing contractor. Many homeowners suspect a small leak, or even simply throw out a bucket to collect the drip.
