Understanding commercial roofing problems and how to solve them can be difficult. With our help, you can understand some of the common commercial roofing systems and know how long they last.
We’ll also give you an idea of the installation methods, and the pros and cons of choosing each kind of roofing. The overall cost of your project is based on a number of factors, like the size of your project, the condition of your roof, the material you want to use, the height of the building, the thickness of the membrane, the volume of insulation, and which contractor you choose.
Each of these things will help you understand the total cost of different commercial roofing systems. If you want more information, keep reading or give us a call today at 860-680-1408 for an estimate!

Thermoplastic Polyolefin or TPO
TPO or thermoplastic polyolefin is one of the single-ply roofing materials that are popular. This is often used for industrial or commercial buildings because it has a single layer of synthetics. This single layer helps to reinforce the scrim. Because TPO is considered a single-ply, it means that it is installed onto the roof in one layer instead of multiple layers.
Here are some of the pros of choosing at TPO roofing system:
- Reflects UV rays.
- It’s considered to be inexpensive compared to other commercial roofing systems.
- Contractors can install this roof faster than other systems.
- This can cut down the costs of labor.
- It’s an inexpensive membrane to make, making it even less expensive.
Here are some of the cons of choosing TPO:
- It had quality issues when it was first being made.
- The issues were overcome, and it lasts much longer than it used to.
- It has a 45-mil thickness and doesn’t usually last for the life of the warranty.
Here are more things to know about TPO roofing systems:
- Can last between 10 to 25 years depending on the thickness.
- It usually comes in 45, 60 and 80-mil thickness.
- It comes in 4-, 6-, 10- and 12-foot sheets that are rolled.
- This kind of material has to be put on the roofs with a crane or a boom truck.
- The TPO is hooked on the roof with glue or screws and then welded together.
- The welding makes a seam that is watertight and is welded with a robotic welder.

Polyvinyl Chloride or PVC
PVC or polyvinyl chloride is another kind of roofing system that is also single-ply. This is often installed on commercial buildings because of the thermoplastic material. This is an older system than TPO.fd
Here are some pros of using PVC roofing systems:
- This is a quality material and is often used for commercial buildings.
- It’s flexible and has always been.
- The restoration systems that go on commercial roofs last longer than TPO roofing systems.
- It’s a white material, which helps to reflect the UV rays.
Here are some cons of using PVC roofing systems:
- This material lasts longer when it is thicker, but the thinner materials don’t last as long.
- PVC is more expensive.
- It takes longer to install this kind of roofing system.
- It is a higher cost in manufacturing.
Here are some more things to know about PVC roofing systems:
- They can last between 15-30 years, depending on the thickness.
- Uses heat-welded material.
- Only comes in 6-foot rolls which makes installation last longer.
- Welding the PVC is not as fast as TPO.

Ethylene Propylene Diene Terpolymer or EPDM
EPDM is another single-ply roofing system. It is the original from the membrane technologies. EPDM is not white but is black and it helps if you live in an area that is cold and needs to absorb the heat. This material comes in 45 and 60-mil thickness.
Here are some of the pros of choosing EPDM roofing systems:
- This is a flexible kind of roofing system.
- It is produced by popular companies such as Firestone.
- The roofs can last more than 25 years.
- It is a very durable, rubber-like membrane.
Here are some cons of choosing EPDM roofing systems:
- It comes in black.
- This can cause buildings to heat up.
- It can come in white but not often.
- The seams in this kind of roofing often fail and aren’t as strong as heat-welded.
Here are some more things to know about EPDM roofing systems:
- Can last up to 30 years depending on the mil thickness.
- Can be more durable to tools and foot traffic if choosing a thicker mil.
- Comes in 6-to-50-foot rolls.
- If choosing a 50 foot roll it has to have a crane to lift it to the roof.
- The most common size is 10 x 100 foot.
- Can use glue to fix seams or EPDM tape.
What About BUR?
Built-up roofing or BUR Roofing System
BUR is a kind of commercial roofing system that is the oldest type. It is made of layers of asphalt and is considered a 4-ply. This means there are four layers.
Here are some of the pros of choosing BUR roofing systems:
- Can last up to 50 years.
- Very strong and durable.
- Can handle any kind of climate.
- Great for foot traffic.
Here are some of the cons of choosing BUR roofing systems:
- It’s not very flexible.
- Does not work well with a lot of UV rays.
- Can crack and age because of the sun.
- Dries out in the sun.
Here are more things to know about the BUR roofing system:
- Can last up to 50 years.
- Works well with commercial roofing.
- It’s not often installed because of the outdated materials.
- Uses kettle heat to heat the asphalt.
- The asphalt is mopped after it is heated by commercial installers.

Other Kinds of Roofing Systems
Here are some of the other kinds of roofing systems:
- Mod Bit or modified bitumen: This asphalt roofing uses plastic and rubber polymers. It goes on roofs that are built-up and can come in granulated or smooth. It’s a durable material for the sun and foot traffic. This is one of the strongest kinds of commercial roofing systems and can last longer than most roofing. It can be hard to install and manufacture, so it can cost more. These last around 20 years and come in 3 x 100-foot rolls that are put on the roof with heavy equipment. The roof is then hot-mopped, torched, or has cold adhesive to seal it.
- Metal roofing system: There are different kinds of metal roofing where R-panel and standing seam are the most popular. The standing seam has a taller rib, and the connectors are hidden. R-panels are more common. The R-roof is low cost and is one of the least expensive to put on. These roofs can last a long time as well. The standing seam is more expensive but will last longer. The biggest con of this roofing is the cost, especially in the standing seam. This roof can last from 25-50 years.
What’s Reshingling?
The most common roofing material chosen by homeowners is asphalt shingles. Our team knows all about these, as well as other materials. They’re inexpensive, easy to work with, and do a good job protecting your home. Unfortunately, wear and tear can take a toll.
Your shingles are always exposed to the elements. Their color can fade, they crack and peel, or they can get old and fall off. Either way, a reshingling might be in your future. This process can put off needing a roof replacement by placing new shingles where they’re needed.
There are different shingles to consider, though. Each type offers its own positives for things like protection and longevity. Some materials are also easier to install, which means lower labor costs. If you have a 1,200-1,600 square foot home, here’s the general timetable:
- Asphalt shingles: 1-2 days
- Slate shingles or tiles: 6-7 days
- Wood shingles: 3-4 days
- Concrete shingles or tiles: 8-9 days
Delayed Reshingling
Keep in mind that the days listed above for your roof replacement can be affected by different conditions. One thing that’s pretty obvious is that the choice of shingle type can take longer. There’s also underlayment to think about and what your shingles look like.
Another delay can come from how you want your shingles to lay. The direction of your shingles can add protection and take longer, but our experienced team knows the benefits of everything we’ve talked about.
Like the roof replacement, your reshingling can get delayed if the weather gets bad. It can extend the times for larger homes. Our team can usually handle a 1,600 square-foot reshingle in less than 4 days. That can double if the square footage doubles, especially with more angles.
The Best Roof Replacement
You might have noticed that Silverline Restoration, Inc. is the place to come for your roof replacement. We’ve got a lot of experience and knowledge to give you the safest, fastest results. Our team is committed to installing a secure roof.
Whether it’s a new roof or a reshingling, we know the top names in the game. We’ve worked with the best brands over the years and we know what lasts. Different manufacturers can also have better warranties, and we want you to get the most for your money.
A 5-year warranty might look interesting, but it’s really not good for roofing materials. Since they can last 4 decades if they’re being taken care of, 5 years is nothing. We’ll suggest products with a warranty of around 25 or 30 years, because that’s what we’d want.
We’ll also recommend the best materials for your home and needs. Our experts can have a roof replacement or reshingling done in a few days or more than a week depending on several factors. No matter how long it takes, you’ll love the results and feel safe under your roof!
